My client a small business in five locations across London is looking for an experienced facilities/property maintenance engineer.
In order to apply, you will be experienced in property maintenance and management and hold a clean driving license.
Your key responsibilities will include:
· Managing and overseeing the daily operations of 5 buildings comprising of 150 tenanted properties
· To be involved in continuous improvement and making influential changes to the business
· Liaising with the valuation office, contractors, and utilities suppliers
· Checking all issues in the building and attending all emergencies outside working hours and during weekends
· Getting involved with and coordinate and schedule property maintenance and repairs
· Electric and plumbing duties including unblocking toilets and unblocked drainages
· Maintenance duties including removing rubbish from sites
· Responsible for all aspects of company vehicles
· Experience of electrical installations and performing quality checks – CCTV and IT on sites
· Overseeing IT/Software management in the office including computers/email/telephones and general IT support
· Responding to tenant inquiries and resolve any issues or complaints in a timely manner
· Conducting regular property inspections to ensure maintenance and cleanliness standards are met
· Building and maintaining positive relationships with tenants, addressing their needs and concerns professionally
· Handling of insurance contracts and managing contracts with vendors and service providers, ensuring quality work and cost-effectiveness
· Maintaining an organised office environment, including filing documents and managing paperwork
· Managing the move in/ move out processes
· Agreeing dilapidations/deductions and handle deposit refunds
· Managing refurbishment projects
· Performing data entry tasks to maintain accurate records of property information, tenant details, and maintenance history
Requirements:
· Good phone etiquette and strong communication skills
· Previous experience in property management or a related field
· Basic construction or property maintenance experience
· Ability to effectively manage multiple tasks and prioritise responsibilities
· Customer relationship management skills to build rapport with tenants and address their needs effectively
· Strong negotiation skills for lease agreements and vendor contracts
· Proficient in Microsoft Office Suite (Word, Excel, Outlook)
· Clean driving license
